Why you cannot just sign a lease when you arrive
New York asks more of a tenant than most cities, and it asks for it up front. Landlords and management companies generally want to see annual income of forty to fifty times the monthly rent, which on a $3,000 apartment means $120,000 to $150,000, evidenced rather than stated. If you do not clear that on your own, you need a guarantor, and a guarantor is typically required to show eighty times the rent and a credit score above 680. Institutional guarantor services will stand in for a fee, usually somewhere between 40% and 110% of one month’s rent.
Then there is the broker. If a broker is involved, the fee runs from one month’s rent to fifteen percent of the annual, paid once, on signing. Add first month and a security deposit, and a lease that looked affordable asks for a great deal of money in a single week.
None of that is arranged in the fortnight after a transatlantic move. A furnished month or two is what people use to bridge it, and it is an ordinary, sensible thing to do rather than an expensive mistake.
What a month here gets you
A whole one-bedroom apartment in Chelsea: a chef’s kitchen with a Wolf oven, a king bed, two proper workspaces with gigabit WiFi and a large monitor, laundry in the building, and a shared garden. Linens, towels and everything in the kitchen are here. You arrive with a suitcase and you start work on Monday.
No broker fee, no guarantor, no forty-times-the-rent test, and nothing to furnish or sell afterwards. You book it the way you would book a hotel, except it is a home on a residential street and the people you are dealing with own it.
Using the time to learn the city
The genuinely useful thing about a month somewhere is that you stop guessing. Chelsea is a reasonable place to do it from: the A, C and E at 14th Street and the 1 at 18th reach most of Manhattan quickly, the L crosses to Brooklyn without a change, and the West Village, Union Square and the Flatiron are all walkable. You will find out what a twenty-minute commute actually feels like, and which neighborhoods you liked on a Saturday but not on a Tuesday morning.
People who do this tend to sign somewhere quite different from what they had picked out online, and they sign it with more confidence. That is worth a month.
How long people usually stay
The minimum is one month, and most guests stay one to three. Apartment hunting in New York is faster than people fear once the paperwork exists: the limiting factor is almost always the pay stubs and the guarantor, not the supply of apartments.
If your search runs longer than you planned, tell us early and we will keep the calendar open where we can. Extending is usually possible, and it is much easier to arrange three weeks ahead than three days.
Booking it, and what we need from you
You request dates on the Chelsea Home page and we answer ourselves; there is no agency in between. We do not ask for income multiples or a guarantor, because that is the point of the place. The apartment sleeps two and is not offered as a share.

- How do I find somewhere to live when I first move to New York?
- Most people bridge with a furnished month-to-month apartment while they assemble what a lease requires: New York pay stubs, a guarantor or a guarantor service, and the money for a broker fee and deposit. A month or two of temporary housing lets you do that without signing a year in a neighborhood you have never spent a Tuesday in.
- Why can I not rent a normal apartment right away?
- Landlords generally want annual income of forty to fifty times the monthly rent, evidenced with pay stubs or an employment letter, and a guarantor showing eighty times with a credit score above 680. Somebody who has just arrived, especially from another country, usually has neither yet.
- Do you require a guarantor or proof of income?

- How long can I stay?
